What this means: the per-stay spread between the cheapest and most expensive product in this category is roughly 10x, but almost none of that spread is margin. Two providers publish inconsistent caps across their own material, and we show both rather than pick one. Truvi's product page says coverage up to $1M while its Protection Pro plan terms say up to $5 million for approved bookings. Boom's Boom Guard product page tops out at a $10,000 limit tier, while Boom's own BoomGuard announcement post says up to $50,000 coverage for accidental guest damage. In both cases the higher number likely reflects a plan the public pricing table does not show. Ask which document governs your agreement.

What this means: headline caps are marketing; selected caps are the operation. Waivo's disclosure that most customers pick $1,500 or $5,000 is the honest center of this market, and it sits far below the $1M and $3M numbers on the category's homepages. If your average claim is a $600 mattress or a $2,200 hardwood refinish, the $1M ceiling is not what you are buying, the claim-handling is.

The accidental versus intentional line

This is the single sharpest divide in the category and the one most likely to sink a claim. Waivo's FAQ page states a liability insurance limit of $1,000,000 alongside its $500 to $20,000 damage limits, and on the same page states that the damage protection program provides protection for guest-caused damage to property only and does not provide liability insurance. The most likely reading is that liability is a separate product from the damage protection plan, but Waivo does not say so on that page. We record both statements rather than resolving them.

What this means: "insurance-backed" and "insurance" are different products with different remedies. A discretionary protection plan is faster and simpler by design, and Truvi's 3-to-5-business-day payout and Waivo's 2-business-day response are real advantages of that model. But a declined discretionary claim has no regulator behind it. Operators running high-value inventory often pair the two: a fast waiver product for the routine $400 to $4,000 claims, and a real short-term rental insurance policy underneath for the events that end a season.

What actually decides a waiver claim

Every provider on this page adjudicates on the same input: what you can show them. Waivo asks for photos and a description through its portal. Boom asks operators to upload receipts and photo evidence from the reservation page. InsureStays gives you two weeks from checkout to complete the submission. None of that is a coverage question, it is a documentation question, and it is the part the operator controls.

InsureStays gives managers two weeks from the day of check out. Airbnb requires a reimbursement request within 14 days of the responsible guest's checkout. Safely is the widest at 60 days from the departure date. Vacasa is the tightest: the guest must report the damage during the reservation.

Is a damage waiver the same as insurance?

Usually not. Truvi states plainly that it is not insurance but is insurance-backed, secured by an underwriting agreement with an insurance company, and its Protection Pro terms describe payment as discretionary. Waivo describes its offering as Protection Backed by Insurance plans. Some products in the category are true insurance: Vrbo's Property Damage Protection is offered through Generali Global Assistance, Boom's BoomGuard is powered by Tint and underwritten by an admitted carrier, Safely's policy runs through On Demand Insurance Agency, and InsureStays names Lyndon Southern, Nationwide Mutual, Lloyd's of London and Fortegra.

Does Airbnb offer a damage waiver?

No. Airbnb has no guest-paid waiver product. It ships AirCover for Hosts instead, a program Airbnb describes as including guest identity verification, reservation screening, $3M host damage protection, $1M host liability insurance, $1M Experiences liability insurance and a 24-hour safety line. Hosts file a reimbursement request through the Resolution Center within 14 days of the responsible guest's checkout. Vrbo is the platform that does sell a waiver-style product, its guest-paid Property Damage Protection.

Do damage waivers cover pet damage?

It splits the field. Waivo includes pet damage, and Safely lists pet damage as covered, less any pet deposits or fees. Truvi's not-included list names any pet damage, excluding service animals, and its Protection Pro terms exclude property damage caused by any pet other than a service animal. Vacasa's damage waiver excludes damage caused by pets outright. For a pet-friendly portfolio this single line, not the headline coverage cap, is the deciding factor.
