Adoption: how many operators actually use AI

The adoption numbers disagree, and the disagreement is the finding. According to Hostaway's 2026 short-term rental report (hostaway.com), built on 326 operators worldwide, AI adoption among short-term rental operators jumped to over 60 percent in 2025 and ran higher among operators managing larger portfolios. Hostaway's own 2024 property-manager survey put the figure higher, at 70.1 percent, on a different sample and a broader question ("integrated AI tools"), so the two Hostaway numbers are not a trend line. According to Lodgify's 2026 US state-of-the-industry survey of 270 US hosts and property managers, relayed by ShortTermRentalz (shorttermrentalz.com), only 28.2 percent of hosts reported using AI in 2025, mostly for guest messaging and content creation.
