Inspection is not on it, and neither is any dollar figure. That is the gap this page fills. Two of its rows are folded in here: after-hours phone coverage is the high-value end of rung 1, and cross-system agents are a delivery mechanism rather than a use case, so grade one by whichever rung it acts on. The ranking is adoption-adjusted: it asks how much payback is left for the next dollar, not which use case looked best in a vendor's first pitch deck. Where a figure comes from a vendor's own marketing, it says so; where it comes from a survey or a peer-reviewed study, it says that too.

Each rung shows the P&L line the use case moves, the strongest published evidence we could verify, and the pilot that proves it. The evidence grade matters more than the headline number: a vendor stat tile and a Marketing Science paper are not the same kind of fact.
Guest messaging and issue triage
Moves: support labor, response-rate compliance, task capture
The right first pilot and the most crowded rung. According to Hospitable's 2026 host industry survey (hospitable.com), 554 hosts surveyed in November 2025, guest communication is where 80.9 percent of AI-using hosts already apply AI. The remaining payback is in autonomous resolution beyond templates: overnight phone coverage, message-to-task dispatch, and the escalation rules that keep refunds and angry guests human.

Turnover inspection and damage detection
Moves: recovered damage, deposit admin, review labor
The least-automated line on this list, and the only one Hospitable's survey does not report an adoption figure for. Cleaners on a clock document condition but do not reliably find damage; a reviewer sees the photos only when a guest complains. According to Airbnb's Help Center (airbnb.com), a host must file a reimbursement request within 14 days of the responsible guest's checkout, so damage that surfaces a guest or two later arrives with an attribution problem and often outside the window; either way it is rarely reimbursed. AI review of the photos or walkthrough video a team already captures, compared against the property's own baseline, puts every turnover in front of a reviewer inside that window.

The only rung with a peer-reviewed number, and the one most operators have already climbed. It ranks third purely on adoption: Hospitable's survey puts pricing at 62.6 percent of AI-using hosts (a host survey, so professional-manager adoption may run higher or lower). If you are not on it, this is first. The one peer-reviewed number comes from Airbnb's free Smart Pricing tool; third-party tools charge about one percent of revenue, so treat the study's lift as a ceiling for a paid tool's net gain, not the expectation.

Auto-scheduling cleans from reservation changes, auto-assigning by zone, and confirming departures from a guest message are already standard in the ops platforms. Incremental AI here is real but small; the coordination problem was solved by rules before it was solved by models.

The arithmetic, for 100 and 300 units
Every input below is published somewhere else and named; the multiplication is ours. Turnover volume comes from two figures: AirDNA's 2026 midyear outlook (airdna.co), which forecasts US short-term rental occupancy averaging 57.4 percent, and a 2025 arXiv paper by Katz and Savage (arxiv.org) covering all US Airbnb reservations from 2019 to 2024, which puts mean nights per booking near 4.07 after 2021. Together that is roughly 51 to 52 turnovers per unit per year. Wages are US medians from the Bureau of Labor Statistics' May 2025 Occupational Employment and Wage Statistics (bls.gov). Read the ledger as orders of magnitude, not a forecast. The messaging line is deliberately conservative: it uses the realized savings operators reported to a survey, not the "up to 90 percent" a vendor advertises. The inspection line counts only the administrative hours Guesty's readers reported and the claims that were caught; it does not count the damage that was never found, which is the number an operator discovers only after turning on review of every turnover. The admin line assumes you hold deposits and is priced at the property-manager median as an upper bound; operators on waivers or AirCover only swap it for claim-filing and dispute time, which nobody has published. The pricing line is a percentage because it scales with your revenue, not your unit count.
How to decide, in one pass

If your pain is the inbox
Messaging first. Guests waiting, Superhost response rate at risk, staff answering the same twelve questions. According to Airbnb's Help Center, Superhost status requires responding to 90 percent of new messages within 24 hours. Pilot native PMS AI before adding a vendor.
If your pain is owners and damage
Inspection first. "Why didn't you catch this," back-to-back stays you cannot attribute, claims filed late or not at all, cleaners on a clock. Pilot on the units that turn most; measure recovered dollars inside the 14-day window.
If your pain is revenue
Pricing first, then upsells. Occupancy below market or rates set by hand. Pricing has the best evidence of any AI use case in the category; upsells add revenue on top of nights you already sell.
Two things hold regardless of pain.
