A compiled reference of 20 verified statistics on rental maintenance response times. It covers what a fast response actually is, how fast repairs really happen, what response speed does to renewals, what slow repairs cost, and the legal deadlines that apply. Every figure names its source (AppFolio's 3,002-renter survey, Property Meld's work-order benchmark program, GAO housing data, federal and state law) and was independently checked before publishing.

Key statistics
Key takeaways
Response speed is the maintenance metric renters feel most. Fast operators resolve repairs in days, and their renters renew. Slow operators lose renters to weeks-long waits, and the bill shows up as turnover costs and escalated damage.
World-class speed of repair is 2.7 days, start to finish.
56% of maintenance-satisfied renters plan to renew. Only 31% of unsatisfied ones do.
Satisfied renters get fixes in days. 53% of unsatisfied renters waited weeks or more.
In HUD housing, life-threatening problems must be fixed within 24 hours.
Texas presumes seven days is a reasonable time to repair.
A lost renewal costs real money: the average apartment turn runs $3,872.
How we built this report
Every figure was compiled in August 2026 from named public sources and verified against the original before publishing.
- Compiled from primary sources
Renter surveys, work-order benchmark programs, federal and state law, government housing reports, and insurance claims data.
- Only explicitly stated figures
We include only numbers a named source states directly, and attribute each one inline where it appears.
- Disagreements shown, not averaged
Where sources give different numbers, we show both rather than blending them into a false single figure.
- Independent review
Written by one co-founder, reviewed by the other before publishing.
A note on reading these numbers. Benchmark targets from software vendors describe their customers, not a random sample of the industry. Survey figures are self-reported. One study here covers office buildings, not apartments, and is labeled that way. Legal deadlines vary by state and this page is not legal advice. Confirm any figure against the named source before relying on it.
Maintenance response times, by the numbers
All 20 figures, grouped by theme. Each one names its source and was independently verified.
What a fast response actually is
Two widely used yardsticks exist. Buildium (buildium.com), the property management software company, publishes recommended standards for response and resolution. Property Meld (propertymeld.com), a maintenance operations platform, publishes measured benchmarks from its own network, built on over 10 million work orders. The two agree on the shape: hours to respond, days to fix.
Statistic 1
A first response under 4 hours is strong. Under 24 hours is acceptable. Over 24 hours puts tenant satisfaction at risk.
Buildium maintenance metrics guidance (2026)
Statistic 2
For full resolution: under 24 hours is good for emergencies, 1 to 3 days for routine issues. At 4 or more days, satisfaction and the property itself are at risk.
Buildium maintenance metrics guidance (2026)
Statistic 3
World-class speed of repair is 2.7 days, measured from resident submission to invoicing.
Property Meld benchmark program (10M+ work orders)
Statistic 4
A first-time fix rate above 80% is excellent. Below 50% means repeat visits are eating the schedule.

What this means: The benchmarks are not exotic. Respond in hours, fix in days, fix it once. Most of the gap between average and world-class operators is process, not effort.
What renters actually get
The lived numbers are wider than the benchmarks. According to AppFolio's 2026 Renter Preferences Report (appfolio.com), a survey of 3,002 US renters, the difference between satisfied and unsatisfied renters is mostly a difference in waiting. And the Government Accountability Office, GAO (gao.gov), has measured how much of the rental stock has open quality problems at any time.
Statistic 5
79% of renters satisfied with maintenance had issues resolved within a few days or less. 53% of unsatisfied renters waited weeks or more.
AppFolio Renter Preferences Report (2026)
Statistic 6
85% of renters with an online maintenance portal are satisfied with their maintenance experience, versus 78% without one.
AppFolio Renter Preferences Report (2026)
Statistic 7
An estimated 15% of US rental units, more than 5 million, had substantial quality issues or lacked essential components in 2017.
GAO report GAO-20-427 (2020)
Statistic 8
In short-term rentals, 31% of travelers reported maintenance problems like broken appliances, plumbing, or HVAC on a disappointing stay.
Wander traveler survey (2026)
What this means: The satisfied and the unsatisfied are not describing different repairs. They are describing different response times. Days versus weeks is the whole difference, and simple tools like a portal move the number.
Response speed and retention
Maintenance response is the retention lever operators control most directly. AppFolio's 2026 survey ties it to renewal intent. The Zillow Consumer Housing Trends Report 2025 (zillow.com) shows it in why renters stay. A large MIT Center for Real Estate study (cre.mit.edu) measured the renewal value of satisfaction, in office buildings. And J Turner Research (jturnerresearch.com) has tracked it as a top resident complaint for over a decade.
Statistic 9
56% of renters satisfied with maintenance plan to renew. Only 31% of unsatisfied renters do.
AppFolio Renter Preferences Report (2026)
Statistic 10
83% of maintenance-satisfied renters would recommend their property manager. Among unsatisfied renters, 28% would.
AppFolio Renter Preferences Report (2026)
Statistic 11
68% of long-tenured renters say a well-maintained property is a reason they stay. 65% say they like their landlord or property manager.
Zillow Consumer Housing Trends Report (2025)
Statistic 12
A one-point rise in tenant satisfaction (on a 5-point scale) meant an 8.6% higher chance of lease renewal, across 104,586 tenant responses in 2,906 office buildings.
MIT Center for Real Estate research paper (2024, commercial buildings)
Statistic 13
Quality of response to maintenance requests ranked 4th of the top 10 apartment resident complaints, from 10,000 resident satisfaction surveys.
J Turner Research complaint ranking (2013)
Statistic 14
40% of renters unsure about renewing say they would stay another year if their manager invested more in maintaining the property.
Buildium industry trends research (2026)
What this means: Renewal decisions track maintenance experience more tightly than almost anything an operator controls. The renters most at risk of leaving say so directly: maintain the property and they stay.
What a slow response costs
Slow maintenance sends two bills. The first is turnover: the renter leaves, and the unit must be turned. Our apartment turnover cost report compiles that price. The second is escalation: small problems left waiting become big ones. The Insurance Information Institute, Triple-I (iii.org), tracks what escalated water problems cost, and our water leak statistics report covers that side in depth.
Statistic 15
An apartment turnover costs $3,872 per unit on average, and 43% of units turn over each year.
RapidEye Research apartment turnover cost report (2026)
Statistic 16
The average water damage and freezing insurance claim is $13,954 (2018 to 2022). About 1 in 60 insured homes files one each year.
Insurance Information Institute claims data
Statistic 17
Air filter delivery programs cut maintenance requests by 38% on average, an example of prevention beating response.
AppFolio Renter Preferences Report (2026), citing Second Nature data
What this means: Do the math on one lost renewal: a $3,872 turn plus vacancy. Then add the escalation risk of a slow emergency response. Fast maintenance is not a cost center. It is cheaper than slow maintenance.
The legal clock
The law also keeps time, and the deadlines are stricter than many operators assume. Federal rules for HUD housing set the hardest clock. State habitability laws set presumptions that decide disputes. These are the three most citable deadlines; state law varies, so check the statute that applies to you.
Statistic 18
In HUD housing, all life-threatening deficiencies must be corrected within 24 hours of notice.
24 CFR 5.711
Statistic 19
Texas sets a rebuttable presumption that seven days is a reasonable time for a landlord to repair or remedy a condition.
Tex. Prop. Code Sec. 92.056(d)
Statistic 20
In California, a tenant who repairs and deducts after the 30th day following notice is presumed to have waited a reasonable time.
Cal. Civ. Code 1942
What this means: The benchmarks and the law converge on the same window. Hours for emergencies, about a week for everything else. An operator who beats the legal clock by default never has to argue about it. Condition documentation, covered in our tenant damage statistics report, is what proves the clock was met.

Quick FAQ
What is a good maintenance response time for a rental?
Buildium's guidance calls a first response under 4 hours strong and under 24 hours acceptable. For full resolution, under 24 hours is good for emergencies and 1 to 3 days for routine issues. Property Meld's benchmark program, built on over 10 million work orders, puts world-class speed of repair at 2.7 days from submission to invoicing.
How long does a landlord legally have to make repairs?
It depends on the state and the severity. In Texas, there is a rebuttable presumption that seven days is a reasonable time to repair (Tex. Prop. Code 92.056). In California, a tenant who repairs and deducts after 30 days is presumed to have waited a reasonable time (Cal. Civ. Code 1942). In HUD housing, life-threatening deficiencies must be corrected within 24 hours of notice (24 CFR 5.711).
Does maintenance speed affect lease renewals?
Yes, strongly. In AppFolio's 2026 survey of 3,002 US renters, 56% of residents satisfied with maintenance planned to renew, versus 31% of unsatisfied residents. 68% of long-tenured renters told Zillow that a well-maintained property is a reason they stay.
How much does slow maintenance cost a property?
Two ways. First, turnover: an apartment turn costs $3,872 on average and 43% of units turn each year, so every renewal lost to slow maintenance is expensive. Second, escalation: the average water damage and freezing insurance claim is $13,954, and about 1 in 60 insured homes files one each year, per Triple-I. A slow response turns small leaks into big claims.
