Does HappyCo support video inspections? Yes, one minute at a time

HappyCo is one of the few multifamily platforms that ships real video capture inside the inspection itself. It is also one of the few that publishes the exact spec: a one-minute cap per clip, an admin toggle, and a documented sync and playback path. This is the full audit of what HappyCo's inspection and condition-media workflow actually does, drawn from HappyCo's own documentation.

The answer

Yes. HappyCo supports video inspections. The Happy Property Maintenance app records video directly onto an inspection item, alongside photos, and HappyCo documents the capability precisely: video capture is available from mobile release 2.16.0 onward on inspections and 2.17.0 onward on work orders, it is switched on per account from an admin Release Updates toggle, and every recording is capped at one minute. Video syncs to the cloud, clears off the device, and plays back on mobile, in HappyCo Manage on the web, and as a link inside the generated report PDF. The one place video does not appear is the resident side: HappyCo's resident and guest inspections run in the resident's own browser and are documented as ratings, notes and photos with a timestamped signature.

What HappyCo is built to be, and why the media spec follows from it

HappyCo is the operations layer that sits above the property management system in enterprise multifamily. It is not an inspection app that grew sideways; inspections are one pillar of a maintenance operations platform.

According to HappyCo's published platform pages (happy.co), the product spans maintenance operations, maintenance services including after-hours call handling, asset management, and asset evaluation for due diligence and lease file audits. Inspections are the capture surface feeding all of it. That framing matters for the media question: every media capability HappyCo ships is designed to make a technician's on-site walkthrough faster and the resulting record defensible, and the constraints on that media follow from onsite reality rather than from a spec sheet written in a vacuum.

HappyCo's own pricing page (happy.co) states the commercial shape plainly: "transparent per-unit, per-month rates and a 500-unit minimum to get started." That minimum is the clearest signal of who the product is for. HappyCo is aimed at portfolios where inspections are a standing operational program, not a handful of move-outs a month, and the media design reflects a platform optimizing for thousands of technician-hours in the field.

The video spec, exactly as HappyCo documents it

Most platforms in this category leave media capability undocumented and force you to infer it from release notes or screenshots. HappyCo does the opposite. According to HappyCo's published help center documentation (support.happy.co), video is a first-class, versioned, separately toggled feature with its own written limits and its own FAQ. The single most quotable line in the documentation is the capability statement itself. According to HappyCo's help center (support.happy.co):

That is a purpose-built feature with a stated use case: motion, sound and context. HappyCo is not treating video as a checkbox. It is treating it as the right tool for a specific class of finding.

The one-minute limit is an explicit engineering trade, published rather than hidden. Anyone who has watched a technician fight a property's Wi-Fi in a basement mechanical room will recognize the reasoning.

Once your device syncs to HappyCo, the video uploads to the cloud and is then cleared from your device storage automatically. Playback continues to work because the video is streamed from the cloud copy.

A thoughtful detail for shared field devices. Video is the heaviest thing an inspection app asks a phone to carry, and HappyCo clears it rather than letting a shared tablet fill up mid-shift. Recording also works fully offline; clips sync when the device reconnects.

Two documented boundaries are worth knowing before you design a workflow around it. HappyCo lists reordering video attachments as not yet supported, and notes that capturing a still photo mid-recording works on work orders but is not yet available on inspections. HappyCo also renames video files on upload to give them unique IDs, so the documentation advises locating a clip by its inspection or work-order context rather than by file name.

Two lanes: the technician's app and the resident's browser

The most important structural fact about HappyCo's condition media is that it runs on two different surfaces with two different capability sets, and the split is deliberate.

According to HappyCo's own account of its resident inspections release (happy.co), the resident flow was designed around unit access: "residents simply receive an email that takes them straight into the inspection through their web browser. From there, a simple camera icon allows residents to photograph any items needing attention. A notes field gives them the chance to elaborate." HappyCo describes these inspections as built to hold up in litigation, "by requiring residents to digitally sign, and ensuring that those digital signatures are time-stamped and attached to unit-specific reports."

That resident lane is still live in the current product, not a legacy artifact. HappyCo's current report workflow documentation (support.happy.co) includes a template setting labeled "Require Signature (Guest Inspection Only)," described as visible only "if your account includes resident/guest inspections," with the helper text "Recipient must add a signature to submit inspection." Managers can also mark items Required, so a resident cannot submit until that item is rated and documented in the specified way.

Two adjacent features round out the remote picture, and they are easy to confuse with recorded video. HappyCo's pricing page (happy.co) describes them together: "Guest Inspections enables you to appoint a remote inspector, including residents or vendors, to inspect on your behalf. Or join a Virtual or Live Inspections session to capture high-resolution photos and ratings." Live Inspections is a real-time session: a remote guest inspector joins in a desktop browser and, per HappyCo's help center, can "hear them and view the video feed from their mobile device" once the on-site operator joins. That is live streaming video for a synchronous walkthrough, distinct from a recorded clip stored as evidence on an item. Both are useful; they answer different questions.

Why the split is rational

Staff run the app, so staff get the heavier capture tools. Residents get a link that opens in whatever browser they already have, and a browser form on an unknown phone over an unknown connection is the least forgiving place to put a video upload. Photo-plus-signature is the conservative, high-completion-rate choice for that surface. It is the same conclusion nearly every platform in this category has reached, and it is defensible on its own terms.

Photos, storage, export, and the integration surface

HappyCo's photo story has a clean before-and-after that is worth knowing if you are reading older documentation. The legacy Inspections app carried a hard cap, stated as sixteen photos per item, with the workaround being to add extra items to a section. That app was retired on June 30, 2025, per HappyCo's migration documentation (support.happy.co), and the feature-parity table published with that retirement lists "Unlimited photos on inspections" as one of the new app's gains over it, alongside camera zoom, standard aspect ratio photos, image annotation and action-based sync. Current app documentation describes the camera as letting you "take as many photos as is required." If you find a sixteen-photo limit quoted anywhere, it refers to software HappyCo has already sunset.

Getting data out

HappyCo publishes a genuinely open integration surface, which is unusual at this end of the market. According to HappyCo's API documentation (support.happy.co), the company "provides an open GraphQL API that gives you programmatic access to your HappyCo data," letting a team "query properties, units, inspections, work orders, and more," push records back, and "subscribe to webhooks" for events "such as a new inspection being created or a work order being updated." HappyCo states plainly that API access is included at no additional cost, for customers and plugin partners alike, and runs an interactive schema explorer on its public developer portal (developer.happy.co).

Alongside the API sit two other rails. The Plugin Marketplace is HappyCo's certified-integration path, where a software provider is set up by HappyCo and the customer subscribes to the plugin; HappyCo recommends this over a provider using the customer API directly, on the grounds that plugin credentials are "scoped specifically to their Plugin and only to customers who subscribe." And HappyCo is extending into agent-readable access: its published documentation describes a HappyCo Connector for Claude covering work order data first, with "Project data and Inspection data" and individual record lookup named as additions coming later in 2026.

On retention, HappyCo's pricing page states that customer data is stored for 90 days past an expiration date, after which a customer can download it or work with HappyCo's Pro Services team to export it.

What HappyCo's AI does with the media, and what it leaves open

HappyCo has shipped real AI into the inspection walkthrough, and it is worth being precise about what it targets. According to HappyCo's published product pages (happy.co), Voice AI Inspections is aimed at the data-handling layer: as technicians "walk and talk," the assistant "automatically applies ratings, generates notes from spoken instructions, and uses computer vision to label and organize photos to the correct inspection items on the fly," working across multiple languages with real-time English conversion. HappyCo describes the result as "80% of manual data handling, handled by AI."

Its Camera-First Inspections mode points the same way. HappyCo describes it as reimagining "how inspections start, through the camera, not the form," letting a team "move naturally through a space, capturing photos, adding notes, and documenting condition in the moment."

Both are capture intelligence, and both are good at what they aim at: getting a clean, structured, well-organized record out of a walkthrough with far less tapping. What HappyCo does not publish is a feature that forms a judgment about the media after capture. Nothing in its documentation describes comparing a unit's move-out state against that same unit's own move-in baseline and reporting what changed. That is not a gap in HappyCo so much as a description of where the platform's ambition sits: HappyCo is building the fastest, most complete, most defensible record of what a human saw. Deciding what that record means, at portfolio scale, is a separate job.
