The bigger finding is how few platforms publish a number at all. Hostaway, which raised the segment's largest round ever at $365 million, does not disclose listings. Neither do Lodgify, Streamline, Track, or OwnerRez. Nothing forces disclosure in a market with no public companies, so the league table below ranks what is actually on the record, and says "not disclosed" where the record is silent.
Property counts are the currency of the vacation rental software market. Vendors trade on them in funding announcements, integration pitches, and sales calls, yet nobody had compiled them into one table with sources. We read the funding press releases, company about pages, and homepages of ten major platforms and recorded every scale figure each one has actually put on the record, with the date it was published. This page is the result.
The league table
One note on comparing across rows: platforms disclose different units of scale. Breezeway counts properties whose operations run through it. Guesty and Hostfully count listings or properties under management. Hospitable counts hosts. Escapia counts property management companies. The table names the metric on every row rather than pretending they are the same thing.

The disclosure divide
The most striking pattern in the table is not who is biggest. It is who says anything at all. Of the ten platforms, only three publish an exact scale number on the record as of July 2026, and the largest of them is not a PMS.
Breezeway (265,000+ properties), Hostfully (62,000+ properties), and Hospitable (23,000+ hosts) put precise numbers on their own pages or press releases.
Guesty says "hundreds of thousands" of listings. Escapia says 900+ management companies. Real signals, but not countable.
Hostaway, Lodgify, Streamline, Track, and OwnerRez publish no platform-wide property count anywhere we could find.
There is a logic to the silence. None of these companies are public, so no filing forces a number out. Counts surface only when they serve a narrative: a funding round, a milestone release, homepage social proof. According to TechCrunch (2024), Guesty's CEO declined several times to give a specific property count even while announcing a $130 million round. Hostaway announced the largest raise in the segment's history without publishing a listing total, letting the round itself carry the scale story. Meanwhile the companies with the most impressive numbers relative to their size, like Hostfully, put them front and center.
For operators evaluating software, the practical takeaway is that "we're the biggest" claims in this market are mostly unfalsifiable. The figures in this table are the entire universe of verifiable scale claims as of mid-2026. Everything else is sales copy.
Company by company: every figure on the record
Breezeway
Ops layerBreezeway is not a PMS. It is the property care and operations platform that sits beside one, running cleaning, inspection, maintenance, and guest messaging workflows. That position gives it the single largest verified property count in the entire vacation rental software stack. According to Breezeway's March 2026 press release announcing a strategic growth investment from Resurgens Technology Partners, the company supports more than 3,500 clients powering operations for over 265,000 properties across 85 countries.
The same release, citing industry estimates, put global short-term rental supply above 12 million properties, projected to reach 17 million by 2029, which frames how much room the operations layer still has to grow. Founded in 2017 by CEO Jeremiah Gall, Breezeway has effectively defined the field-operations category that most professional managers now treat as standard infrastructure. It is also where a large share of the industry's turnover photo documentation lives, which is why RapidEye built its primary integration on Breezeway.
Guesty
PMSGuesty is the most heavily capitalized PMS in the space and the platform most observers treat as the category's scale leader. According to TechCrunch (April 2024), Guesty raised a $130 million Series F at a valuation of around $900 million, led by KKR with participation from Apax Funds, Inovia, BDT & MSD Partners, and Sixth Street, on the back of revenue that had grown five-fold in three years. The same report described the platform as managing hundreds of thousands of properties, while noting the company declined to give a more specific figure.
According to Guesty's own about page, the company was founded in 2013 by twin brothers Amiad and Koby Soto, has raised $410 million to date, and employs more than 750 people across 15 offices with an R&D organization of 200+ engineers. Guesty is one of the platforms RapidEye integrates with today for turnover photo analysis.
Hostfully
PMSHostfully holds an unusual distinction: the largest exact property count published by any STR property management system. According to Hostfully's site (fetched July 2026), the platform serves 40,000+ customers managing 62,000+ properties, processing 96,000+ bookings per month across 60+ channel connections and 150+ integrations.
It reached that scale on remarkably little capital. According to Hostfully's own May 2022 funding announcement, the company had raised a total of $7 million since its 2015 founding, less than two percent of what Hostaway has raised. Capital efficiency and disclosure appear to travel together: the platforms with the least funding pressure seem the most comfortable publishing their real numbers.
Hospitable
PMSHospitable publishes more operational metrics than almost anyone else in the market, just denominated in hosts rather than properties. According to Hospitable's about page (fetched July 2026), the platform powers 23,000+ short-term rental hosts, manages over 26 million guests per year, and its hosts earned over $5.2 billion in revenue in 2025, processing over $14.2 million in booking income every day.
Founded in 2016 as a simple Airbnb messaging app by Pierre-Camille Hamana, the company runs a fully remote team of 100+ people across 31+ countries. According to Hospitable's own changelog, it was also the first short-term rental platform to ship an official MCP server for AI assistants, in April 2026, a signal of where the AI-forward end of the market is heading.
Escapia
PMSEscapia is the enterprise workhorse of the professional vacation rental management world and the only major PMS owned by an OTA. According to Escapia's site (fetched July 2026), more than 900 property management companies around the world use the platform, which is built for managers running portfolios from 25 to 2,500 units and is backed by Expedia Group's technology stack, with 75+ channel and business partners and a 20+ year focus on property management.
Escapia does not publish a platform-wide unit total. With 900+ companies in its stated 25-to-2,500-unit sweet spot, the implied footprint is substantial, but implying is not disclosing, so it ranks here on its customer count. In our analysis of PMS choice across VRMA member companies, the legacy HomeAway Software stack that includes Escapia was the second most-named platform among established professional managers.
Hostaway
PMSHostaway is the market's momentum story, and it tells that story in dollars rather than doors. According to General Atlantic's December 2024 announcement, Hostaway secured a $365 million strategic growth investment led by General Atlantic with participation from PSG Equity, described as the largest capital raise in the company's market segment to date, following a $175 million PSG-led round in 2023. PSG stated the company had "already grown three-fold" since that 2023 investment.
The same announcement says Hostaway serves customers with properties in over 90 countries through more than 200 marketplace partners, with over 230 employees across 44 countries. Founded in 2015 by Marcus Räder, Saber Kordestanchi, and Mikko Nurminen, the company has never published a platform-wide listing count. It sits alongside a market General Atlantic sized at over 21 million short-term rental properties globally, a $133 billion GMV market growing at a 12 percent CAGR over the last decade.
Lodgify
PMSLodgify anchors the host-facing end of the market: website builder first, PMS second, aimed at owners and small managers rather than enterprise operations. According to the company's November 2022 GlobeNewswire release, Lodgify raised $30 million in Series B funding led by Octopus Ventures with participation from Bonsai Partners, Aldea Ventures, ICF, Intermedia, and Nauta Capital, at a headcount of almost 200 people from 43 nationalities, holding preferred or premier partner status with Airbnb, Vrbo, and Booking.com.
Lodgify has not published a platform-wide property count in any source we could verify. Its scale signals are indirect: partner-tier status with all three major OTAs and two appearances on Wired's hottest European startups list.
Streamline
PMSStreamline is the quiet giant of the enterprise segment. Owned by Inhabit, the private software holding company whose portfolio spans property management verticals, Streamline positions itself for "ambitious, enterprise grade businesses" and in October 2023 launched Streamline One, pitched as the industry's only fully integrated short-term and vacation rental platform. Neither Streamline nor Inhabit publishes unit or customer counts.
The strongest public signal of its footprint is our own: in RapidEye's analysis of the VRMA member dataset, Streamline was the most-named PMS among established professional managers, chosen by 25.8 percent of companies that named a platform. Track
PMSTrack, built by TravelNet Solutions, serves the professional and hospitality-adjacent end of the market with a PMS, CRM, and contact-center suite consolidated under the TrackSuite brand in 2024. According to TravelNet's June 2024 press release, the company has provided integrated hospitality software for more than 21 years and tripled the product and engineering resources committed to Track that year, with an ecosystem of 70+ integration partners.
No platform-wide unit count appears in any TravelNet release we reviewed. In our VRMA dataset analysis, Track was the seventh most-named PMS among established professional managers, consistent with a solid enterprise footprint that the company simply does not quantify publicly.
OwnerRez
PMSOwnerRez is the purest example of the market's disclosure divide: a platform with a devoted user base, frequently recommended in host communities, that publishes no scale numbers at all. Its site describes the company as "an internationally-recognized leader" without a single supporting metric; the only number on the page is a copyright range beginning in 2009. It has taken no disclosed outside funding.
That opacity is a choice available to an independent company with no investors to impress, and it makes OwnerRez the hardest platform on this list to place. It appears here because its footprint among owners and small managers is too visible to omit, not because any figure exists to rank it by.
What the numbers actually say about the market
Three things stand out once the figures sit in one table.
The ops layer out-discloses the PMS layer, and may out-scale it. Breezeway's 265,000+ properties is the largest verified count anywhere in this table, and it is a platform that runs alongside a PMS rather than replacing one. Because operators of every PMS can adopt it, an operations platform can aggregate scale across the whole market in a way no single PMS can. The one caveat cuts the other way for Guesty: "hundreds of thousands" could plausibly exceed 265,000, but an unpublished number cannot top a published one in a table built on disclosure.
Capital and scale disclosure are inversely correlated. The two most heavily funded platforms, Guesty ($410 million raised) and Hostaway ($540 million across its last two rounds), publish no exact counts. The most transparent PMS on the list, Hostfully, raised $7 million. When growth capital is the story, the round is the proof; when the product is the story, the numbers are.
The market is still a small fraction of its ceiling. Set the disclosed figures against the industry sizing in the same press releases: General Atlantic cites over 21 million short-term rental properties globally, while Breezeway's release cites industry estimates above 12 million. Either way, even the largest platform in this table touches roughly two percent of global supply. The land grab that produced today's pricing structures and the consolidation wave among property managers themselves is nowhere near finished.
One honest limitation: this table measures disclosure, not truth. A platform could be larger than every number here and simply silent. That is exactly why we date-stamped each figure and linked every source, so when the next funding release drops a new number, the table has a place for it.
